Types of Mortgage Loans Available Through Our Business Partner First Heritage Mortgage Services.
Wheatland FCU’s Extended Opportunities Mortgage Program through First Heritage Mortgage Services provides additional mortgage financing options. Through our partner we offer a variety of mortgage products and services, including programs for first time home buyers. The programs available today are:
A conventional loan is a mortgage that is not insured by any government program. Conventional loans are the most common type of mortgages.
An FHA loan is a mortgage issued by federally qualified lenders and insured by the Federal Housing Administration. FHA loans are designed for borrowers who are unable to make a large down payment.
The Pennsylvania Housing Finance Agency works to provide affordable homeownership. PHFA offers several opportunities for Pennsylvania families to buy homes of their own. Qualification factors vary among programs and, in some cases, from county to county.
A USDA loan is a mortgage issued by qualified lenders and insured by the government through the U.S. Department of Agriculture.
A VA loan is a mortgage loan in the United States guaranteed by the U.S. Department of Veterans Affairs (VA). The loan may be issued by qualified lenders.

A mortgage loan in which the interest rate changes based on a specific schedule after a “fixed period” at the beginning of the loan, is called an adjustable rate mortgage or ARM. This type of loan is riskier because the payment can change significantly. In exchange for the risk associated with an ARM, the homeowner is rewarded with an interest rate lower than that of a 30-year fixed rate mortgage. When the homeowner acquires a one-year adjustable rate mortgage, what they have is a 30-year fixed rate mortgage in which the rates change every year on the anniversary of the loan.
However, obtaining a one-year adjustable rate mortgage can allow the member to qualify for a loan amount that is higher and therefore acquire a more valuable home. Many homeowners with extremely large mortgages can get the one-year adjustable rate mortgages and refinance them each year. The low rate lets them buy a more expensive home, but they pay a much lower mortgage payment.
The loan is rather risky because the payment can change from year to year in significant amounts.
